In an office, it can support focus, reflect the brand, and withstand daily use. This guide to commercial wall specifications helps designers, contractors, and decision-makers turn those expectations into clear, buildable requirements.
The best specification is not simply a description of a finish. It connects the visual intent to the wall’s location, substrate, acoustic needs, safety requirements, cleaning routine, and installation method. When those details are considered early, the finished space looks considered and performs as intended long after handover.
Start With the Wall’s Job
Commercial wall finishes are often chosen for appearance first, and appearance matters. Natural wood tones, linear slat profiles, dark feature walls, and textured surfaces can give a workplace, hotel, retail environment, or restaurant immediate presence. But a successful specification begins by asking what the wall needs to do beyond looking exceptional.
A boardroom feature wall may need to reduce reverberation and improve speech clarity. A hotel corridor needs a durable finish that tolerates luggage, cleaning equipment, and frequent contact. A retail backdrop may prioritize brand impact and quick installation, while an exterior hospitality wall must handle sun, rain, temperature shifts, and moisture.
Define the primary function before selecting a product. In many projects, the priorities will include a combination of the following:
- Decorative impact and alignment with the interior concept
- Acoustic absorption or reduced echo
- Resistance to impact, moisture, ultraviolet exposure, or stains
- Fire performance appropriate to the building type and local code
- Cleaning, maintenance, and replacement practicality
- Installation speed and coordination with lighting, doors, services, and signage
Not every wall needs every performance benefit. A calm executive office may justify a premium acoustic finish, while a back-of-house service area may require a more utilitarian, washable surface. The right choice depends on how the space is used, not just how it is rendered.
Write the Specification Around Location
The same finish can perform very differently depending on where it is installed. A specification should identify the precise room or elevation, whether the wall is interior or exterior, and the expected level of wear. General notes such as “wood paneling to feature walls” leave too much open to interpretation.
For interior walls, consider foot traffic, proximity to food service, cleaning frequency, humidity, and the possibility of direct impact. High-touch public areas need a finish that retains its appearance when cleaned regularly. In quieter lounges, meeting rooms, and private offices, acoustic comfort and visual warmth may take greater priority.
Exterior applications require an additional layer of care. Specify products designed for outdoor exposure, including weather-resistant composite cladding and compatible trims. Clarify whether the wall is sheltered, partly exposed, or fully exposed to driving rain and direct sunlight. A covered entrance and an open poolside façade do not place the same demands on a material.
The substrate matters just as much. Record whether panels will be fixed to masonry, drywall, timber framing, metal studs, or a prepared batten system. Specify Appearance With Enough Precision

Also specify where panels begin and end. This includes internal corners, external corners, door reveals, ceiling junctions, window returns, and exposed panel edges. Purpose-made corner edges, end slats, and trims create a resolved appearance that site-cut edges rarely achieve. These details are small on a drawing but highly visible in a completed commercial interior.
Where a continuous feature wall meets electrical outlets, display shelving, access panels, or signage, coordinate these elements before installation. Decide whether services should sit proud of the finish, be recessed, or align with the slat spacing. This avoids the common result of carefully installed paneling interrupted by poorly placed cutouts.
Acoustic Wall Specifications Need Measurable Goals
Acoustic slat panels can improve the feel of a busy interior, but they should not be specified with vague promises of “soundproofing.” Sound absorption and sound isolation are different.
Absorptive wall panels help reduce reflected sound within a room. Decorative acoustic panels can enhance internal comfort, but they do not replace a tested partition designed for privacy.
When writing acoustic requirements, state the goal in practical terms. You may require better speech clarity in a conference room, less reverberation in a dining area, or a calmer customer experience in a reception zone. Then confirm the proposed panel system, coverage area, and installation method are suited to that outcome. In very sensitive projects, involve an acoustic consultant early rather than treating acoustics as a finishing touch.
Address Fire, Compliance, and Project Conditions
Commercial projects can have specific fire and safety obligations based on occupancy, location, building height, escape routes, and local jurisdiction. A wall finish should never be assumed compliant simply because it is marketed for interior use.
Ask for the applicable fire-test documentation and confirm that it meets the project’s required standard. The architect, code consultant, contractor, or authority having jurisdiction should verify the final requirement for the building. This is especially relevant in corridors, hospitality venues, retail spaces, healthcare settings, and other publicly accessible environments.
Include requirements for moisture and ventilation where relevant. Trapped moisture behind any finish can compromise the substrate and shorten the life of the installation.
Sustainability may also form part of the brief. If the project needs specific environmental documentation, recycled-content information, low-emission materials, or responsible sourcing declarations, request these during product selection rather than after the design has been approved.
Detail Installation, Not Just the Product
A polished finish depends on disciplined installation. Specify approved fixing methods, recommended spacing, adhesive requirements where applicable, and the need to follow the manufacturer’s installation guidance. Set expectations for clean alignment, consistent gaps, straight panel lines, and protected edges.
It is wise to require a small on-site mockup for larger commercial installations, especially where multiple finishes, lighting, or custom junctions meet. The mockup can confirm the visual effect under actual site lighting and resolve details before the full order is installed. This is often more cost-effective than correcting an entire wall after completion.
Include sequencing in the scope. Panels should usually be installed after wet trades, major dust-producing work, and substrate preparation are complete. They should be protected from damage while flooring, furniture, signage, and final services are being installed. For projects using several panel sizes or accessories, label and stage materials carefully so the correct trims and end pieces are available when needed.
Plan for Cleaning and Long-Term Value
A commercial wall should remain beautiful under real conditions, not only on opening day. Specify a cleaning approach that suits the finish and avoids abrasive products, excessive water, or harsh chemicals. For hospitality and retail environments, consider whether the wall can be cleaned easily around seating, display units, and service counters.
Maintenance is also about repairability. Keep a small quantity of matching panels, trims, or end slats for future touch-ups where possible. Product ranges and finishes can change over time, and having reserve material protects the visual continuity of a carefully designed space.
